Emma-Jane handles transactions for clients all over the country and occasionally from property owners who live abroad. While most of her work involves the sale or purchase of freehold or leasehold houses and apartments, Emma-Jane also helps clients with remortgages, transfer of equity and tricky issues such as changes to a right of way.
As well as families and individuals, Emma-Jane acts for property investors as they build their buy-to-let portfolio, the executors of estates, and banks and building societies who require advice on lending secured on property.
Recent examples of how Emma has helped clients include:
- working across time zones for a client who lived in Australia and, as the executor of an estate, wished to sell a house in England;
- ensuring that a financial contribution by the ‘Bank of Mum and Dad’ was documented properly as an outright gift, that all parties were properly advised, and that the lender was satisfied when a couple helped their child to get onto the property ladder; and
- enabling a family to develop a new rear access to their home, for vehicles and pedestrians, by replacing an old right of way with a new one.
