Hélène advises on commercial landlord and tenant issues, including lease negotiation, rent deposit and guarantee arrangements, assignment and sub-letting, lease regearing and requests for change of use or permission to carry out alterations.  She also provides legal support for asset management functions and an outsourced due diligence service for commercial property transactions.  She assists with property sales and purchases and on the property aspects of corporate deals, including mergers and acquisitions.     

Hélène has a proven track record dealing with property portfolios for corporate clients, pension funds, property investment companies and educational establishments, including the French language school Lycée Français - Charles de Gaulle Londres.  She also acts for a Top 10 law firm when they require due diligence support on large, often time-pressured, corporate transactions.  Although able to advise across a range of industries, she has particular experience of the retail and education sector.

Recent examples of how Hélène has helped clients include:

  • resolving complex property ownership issues for a national garden centre chain to facilitate the quick sale of three sites as part of a business rationalisation plan;
  • reviewing 50 properties over a two-week period as part of the due diligence process for a major corporate transaction on behalf of a law firm unable to service the process internally;
  • facilitating re-provisioning property arrangements for a university under a complex financing arrangement to enable the decommissioning and resale of existing student dwellings and the construction of new student accommodation; and
  • negotiating bespoke occupation arrangements for a London based international  school to secure their long term property needs for the continued education of their pupils in the UK and also to enable joint bilingual education programs within UK state schools.
